The number of nights in Amsterdam booked through online room service Airbnb rose 125% last year to almost 1.7 million, according to research by Colliers International. By comparison, the number of nights spent in hotel rooms in the Dutch capital rose 7% to nearly 14 million. That means Airbnb now has some 10% of the city’s tourist stay market, double the 2015 figure. The average price of an apartment in Amsterdam rose slightly to €140 a night, or €92 for a room. The researchers also say 35% of rooms on the Airbnb Amsterdam section are offered by people with more than one apartment or room, indicating that professional landlords are becoming increasingly important. The figures are not based on information from Airbnb itself, but from a scrape service operated by AirDNA, which monitors the site’s activities. The city bans holiday rentals for more than 60 days a year and to more than four people. Nevertheless, a search of the Airbnb website looking for accommodation for more than four people turned up over 300 results on Tuesday morning. By March this year, Amsterdam officials had levied fines of €526,500 on home owners who are illegally renting out their properties on holiday rental sites like Airbnb since last autumn.
